There is a ruin at the center of this house. No one knows how old it is. NKN Studio chose not to hide it — instead, they built around it, filled it with water, and made it the heart of everything. That decision tells you most of what you need to know about how this house was made.

The project took years. What NKN Studio inherited was closer to rubble than residence — a collapsed colonial home in Mérida with a pink facade still standing, still worth saving. What they returned was something that feels less like a renovation and more like an act of faith: 3,300 square feet organized around that ancient stone ruin, now a shallow pool that catches light through the day and holds it into the evening. The original facade stayed. So did the logic of the place — front of house for living, back of house for sleeping, the courtyard in between doing the quiet work of holding it all together.

The materials are local, deliberate, and beautiful. Washed concrete and tzalam wood. Pasta tiles. Chukum on the walls, moisture-resistant and matte, the color of old things kept well. Custom furniture and wooden sculptures by architect Miguel Tapia fill the interiors without crowding them. Ventilation chimneys draw heat upward. Elliptical arches carve shade into the afternoon. A large palm and a red cedar lean in from the neighboring garden, cooling the air before it even enters.

Three bedrooms sleep in the back, private and unhurried. But the house is really about what happens in between — the kitchen that opens to the living area, the dining table that faces the ruin, the pool at the center of everything that asks nothing of you except to slow down.

Where you’ll be staying

If you're traveling to or near Merida, Manuel Crescencio Rejón International Airport (MID) is the most common option, located just 20 minutes from downtown. There are other regional airports in the Yucatan, but MID is by far the most common.
