• Sueño del Mar is located in the gated community of Soliman Bay, just 15 minutes north of Tulum town. Guests love the balance of privacy and tranquility while remaining close to Tulum’s vibrant energy.

• Your dedicated concierge is here to enhance your stay—whether pre-stocking the fridge, sourcing groceries, or arranging tailored meals and experiences.

• Chef service is included daily from 8am to 6:30pm. Guests are billed for groceries at cost plus a 35% service fee. Budget around $30–40 USD per day per person for three meals.

Guests have exclusive access to the entire villa, including all 6 bedrooms, the private pool, beachfront, rooftop terrace, and all indoor/outdoor living spaces.

Other things to note

→ Sargassum Seaweed (Seasonal): Due to seasonal changes and ocean currents, sargassum seaweed may occasionally wash ashore. Our staff performs daily beach cleaning to maintain a clean environment, but accumulation may vary during your stay.

→ Security Cameras: For safety and property protection: Two cameras positioned at the entrances with views of the parking area, one camera monitoring the garden entrance and one camera located in the beach area. These are used strictly for security purposes and can be deactivated upon request (not recommended for guest safety).

→ Maximum Guest Capacity: The villa accommodates a maximum of 12 guests. Any request to exceed this number must be submitted in advance and is subject to management approval and an additional fee of $85 USD per person, per night.

→ Noise Policy: Quiet hours are strictly enforced from 10:00 PM to 8:00 AM. Music is allowed outdoors between 10:00 AM and 10:00 PM only, using the provided SONOS system. External speakers are not allowed.

→ Events Policy: Events, gatherings, or celebrations are not allowed unless explicitly approved by management prior to your reservation.
- All event requests must include full details (nature of the event, number of attendees, vendor involvement). Approval is at the discretion of management and may involve additional fees.
- Non-registered guests will occur an additional fee.
- Outside vendors—including private chefs, spa professionals, musicians, decorators, photographers, or those contracted through third-party agencies—are only permitted with prior written approval and may be subject to vendor fees.
- Quiet hours are from 10:00 PM to 8:00 AM. Please avoid loud music outside or disruptive noise during these times.
